The 20 cards above are this week’s homes. The prior lower-priced cards are archived for a later post and are not featured here. This week’s advertised asks run from $25,000 to $149,000. That range is the file, not a price ceiling. Florida Finds is the only brand with a price mandate, under $15,000.
South of the Skyway, without a price cap pretending to be the rule
Florida Sunsets is a geography. The homes on this brand are south of the Sunshine Skyway: Manatee, Sarasota, Charlotte, Lee, Collier, and counties farther south. This week's file happens to contain 20 rows whose prices, as written, run from $1,500 to $10,000. That is a description of the file in hand. It is not the eligibility rule. If a later verified file includes a $40,000 home in Venice or a $90,000 home in Naples, the Sunsets rule does not throw it out for price. We also will not invent that home to make the coast look busy.
Darin Chamberlin comes to this as a house flipper of 40 years who has worked mobile homes for five of those years. He is not a licensed Florida broker, and Sunsets is not his listing book. The coast is where a long flipping habit meets a specific kind of regret: buying the breeze and discovering the insurance, the flood zone, or the park's post-storm rules. Those regrets are the reason for the guide. They are not a claim that he has a tally of coastal deals or a profit number worth quoting. He does not, not on this page.
The deck shows 10 cards and keeps 10 behind Show 10 more homes. Every card is a weekly-file row. This brand has not been signed off. The fit of Sunsets, Escapes, and Family Homes is still pending, even where individual pages were fetched. Across all five brands an outside pass reports 88 pages that looked active and for sale with prices matching the file, and 12 rows still unverified. Finds and Dreams had separate reported criteria passes, 18 and 15. Those passes are not Sunsets passes. No Sunsets card is marked verified. The file's source column is a Trulia search URL. We do not present that search as the home's own page. Individual URLs, even if fetched elsewhere, are not in this repo yet.
Bradenton and Palmetto, on the near side of the south
Bradenton carries five rows, the most on this file, so it has a provisional city note. They are 4717 10th Street East number 64 at $4,900, two and two, 1,378 square feet, seller line Melissa Reddington of The Grove; 508 44th Avenue East number N28 at $6,900, one bedroom, 806 square feet, seller line Stacy Brown of Florida Life Mobile Home Sales Inc; 4721 12th Street Court East at $9,000, two and two, 1,248 square feet, seller line Andrew Karl of Select Mobile Home Sales; 4607 9th Street Court East number 7 at $9,900, two and two, 960 square feet, again Melissa Reddington of The Grove; and 620 57th Avenue West number E8 at $10,000, two bedrooms and one bath, 1,184 square feet, seller line Jim Schatz of Welcome Home Mobile Homes LLC. Bradenton is in Manatee County. It is south of the Skyway. That is why it is here. The square footages are large for the prices on the file, which is a reason to ask what the lot rent and the age are doing in the background, not a reason to call them bargains in the Finds sense. Finds has a cap. Sunsets does not borrow it.
Palmetto, also Manatee, has three rows: 35 Jasmine Avenue at $1,500, one bedroom, 950 square feet, with Jennifer Clark and Triple S Mobile Home Sales written on the row; 5700 Bayshore Road number 702 at $4,500, two and two, 912 square feet, seller line Jennifer Maasdorp of Integrity Mobile Homes; and 5700 Bayshore Road number 260 at $8,900, two and two, square feet blank, seller line Pamela Pumilia of Mobile Home Sales by Jennifer. Two units share a street number and do not share a seller line. Do not merge them into one story. Bayshore Road also appears on the Dreams file at a different number. Same road name, different filter, different brand. Leave the filters alone until a regional assignment actually gets chosen.
Sarasota has three rows: 2320 Bee Ridge Road number 80 at $6,500, three bedrooms and one bath, 900 square feet, for sale by owner; 5471 Kingsbridge Drive at $7,500, two and two, 1,250 square feet, seller line Amy Landau of Lighthouse Mobile Home Sales; and 5447 Whitehaven Lane at $9,000, two and two, 1,248 square feet, the same seller line. Venice has one row, 434 Zacapa at $7,500, two and two, 1,152 square feet, seller line Delene Goode of My Florida Dreams. Venice does not get a spun extra page this round. It is named here so it is not forgotten. Older published rent ranges for a couple of Venice parks exist in our review notes. They are not reprinted as this week's fact, because this file does not re-check them and a city rent is not a single number.
Lee County and one Charlotte row
Fort Myers has five rows, all with seller lines worth reading slowly. 152 Daquiri Court number 1235 at $5,000, 1,456 square feet; 40 Quanto Court number 220 at $6,900, 1,152 square feet; 47 Kala Court number 522 at $7,500, 1,152 square feet; and 57 Rio Court number 969 at $9,900, 1,144 square feet, all carry Sandra Bergman of Cove Communities except you should check the file again on each card rather than trust a summary. 225 Temple Drive at $8,000, 864 square feet, is Joanne Lose of Barefoot Realty Group. Cove Communities appearing on several rows means you should ask whether those are one park portfolio or a repeated brokerage. The names alone do not settle it. North Fort Myers adds 192 Caviller Court number FT at $5,000, 1,040 square feet, seller line James Marlow of Sunshine Home Sales, and 4464 Mailbox Avenue number 143 at $7,900. That row says two bedrooms and one bath, leaves the size blank, and names Rob Mathis with Twin Pines Village. North Fort Myers is still Lee County and still south of the Skyway. It is not a separate brand.
Punta Gorda is the Charlotte County row: 3701 Baynard Drive number J1, $10,000 on the file, beds written as 0, baths blank, square feet blank, seller not stated. That row is incomplete. We do not turn a zero into a studio and we do not invent a bath count. It stays on the deck because it is in the file and inside the geography. It is a question mark, not a featured home. Collier County, which includes Naples, has no row this week. The Keys have none. Miami has none. Sunsets' map includes Collier and points south, so a real Naples or Marco Island or Keys home could belong here later without a price ceiling. Empty is the accurate inventory today. Raising or lowering a cap will not create it.
Storms, insurance, and the year on the label
Southwest Florida took Hurricane Ian in 2022. Many parks rebuilt under tighter internal rules afterward. Before you treat a low file price as a gift, ask what flood zone the lot is in, whether the home was repaired after a storm, when the tie-downs were last looked at, and whether any carrier will write a policy. We are not quoting a premium. We are naming the questions that have cost people money. Citizens publishes a four-point inspection expectation for homes over 20 years old. That is their rule to read on their site, not a price we made up, and it does not mean Citizens will take the home.
June 15, 1976 still sorts the housing stock. On or after that date, the HUD code and the label. Before that date, HUD's archived guidance says FHA-insured financing is not available. On this coast the year also feeds the insurance conversation and the park's move-in sheet. A beautiful lanai does not answer the year. Ask for the label or the title. If the card says unknown, it is because the weekly file did not have the year, not because we forgot.
Lot rent along this coast is a known sore subject and an absent column. We will not type a regional average. Statute 723.037 is about written notice before a rent increase. Statute 723.058 limits how a park can interfere with an in-place sale and when it may take a commission. Neither statute is a rent quote for Bayshore Road or for a Cove Communities lot. Get the lease. Read the increases. Ask what happens to rent if you are buying from an estate and the park wants a new agreement in the buyer's name.
Park approval on a coast that rebuilt
Approval packages on this side of the state often ask for the same core items and then add local ones: application, photo identification, proof you can pay the rent, insurance, and sometimes a clubhouse interview. Age-restricted parks are common in Sarasota and Manatee. A park can be legally unable to block the sale itself and still able to reject a buyer who does not meet a written age or financial rule. Ask which of those you are hearing. If the manager says "we don't allow homes that old anymore," ask for the written rule and the year they apply it to. Do not assume the home in front of you is grandfathered in a way that protects the next buyer. Grandfathering is a document, not a vibe.
The five years of mobile-home work, inside a longer flipping life, is most useful here as a warning about cosmetics. Fresh paint and a new skirt can hide soft floors and a tired roof. Ian repairs can be excellent or cosmetic. Ask for permits and for the scope of what was replaced. We will not grade a home's repairs from a file that does not even include a photo we have permission to show.
Coverage priorities that are not a rebrand
Darin wants Hudson and Pasco, north of Tampa Bay, in the coverage set because that is the home base of the broker he wants to approach, Brenton Basinger of Florida Mobile Home Solutions. The firm advertises statewide work. None of that is an agreement, and the DC Approved seal on this site is a brand mark, not a portrait of a partner we have signed. Sunsets' geography starts south of the Skyway, so Pasco is not this brand's lane. The Pasco rows that exist this week are on Escapes and Dreams. Sunsets does not annex them to look helpful.
The location focus Darin is considering includes this southwest coast inside a longer Tampa Bay to Fort Myers idea, and also Pensacola, a Villages radius, Naples, and Miami and the Keys. Before anyone picks a brand, the thicker evidence in their notes is the bay, this southwest shoreline, the inland shelf from Polk into Highlands, the Villages counties, and Volusia. Nothing is assigned. Sunsets keeps the Skyway line. A future choice could move pages. It has not happened. The provisional city notes are tied to cities that actually occur on this file, and each one says it is provisional.
Heirs using Sunsets as a price check should read the Family Homes guide for the title path and still hire a Florida probate attorney before anyone signs HSMV 82040. We can explain that the form exists. We cannot tell a family who has authority. The store lists 13 seller products checked November 7, 2026. No affiliate code is published, and Darin has not picked them. Darin picks are not picked. The callback form is the only call path. It takes a name, an email, a phone, and consent. The server must accept that post before it could ever return a number. The number is not configured, so the honest result is a callback request with nothing to dial. A club-form relay response is not proof of email delivery and not proof a local pro has the lead.
